This test gives you an idea of what will be needed for the the main application. This eligibility test is in six parts:
 
1. What it means to own a London CLT home
2. Connection to Tower Hamlets
3. Financial eligibility
4. Housing need
5. Involvement in Tower Hamlets
6. Support of London (and East London) CLT

Each part will give you examples of evidence that will be needed in the application - but the list is not exhaustive - if you have evidence that supports your answer that is not listed you will be able to submit that.

London Community Land Trust provides homes for those that are in need and cannot afford to buy a home on the open market. If you have another home, that you are not planning to sell, you are not considered in need. Therefore you are not eligible to apply for a London CLT home.

London Community Land Trust provides genuinely affordable homes for those that are in need and cannot afford to buy a home on the open market. The vision of the London CLT is that these homes will remain affordable for generations to come.

Therefore in order for these homes to remain affordable when it is your time to leave, the property will be sold at a price based on the median (similar to average) wage of the local area.

 
I understand and agree that I will be the owner of the property and therefore responsible for the internal maintenance. For example, if the boiler breaks or the carpets need replacing, that is my responsibility to cover the costs and not London CLT’s. *

3 bedroom (1 double & 2 single) = 4 adults or 2 adults 2 children

You must be able to demonstrate a connection to Tower Hamlets, through one or more of the following (tick all that apply): *

Examples of evidence required to demonstrate connection:
Dated tenancy agreement; letter from relevant organisation (work, school); letter from a member of the community

*they can be a friend (not relative) but must be a member of a chartered or community profession (doctor, nurse, teacher, accountant, solicitor etc), member of clergy, member of the armed forces.

 
As you are unable to demonstrate a connection to Tower Hamlets, you are not eligible to apply at this time.

 
If you believe you have a connection to Tower Hamlets, you must be able to support your answer in the application form. You will need to provide one or more of the following:

Tenancy agreement
Utility bill
Letter for employer
Reference from someone in the community* who can vouch for your answer

*they can be a friend (not relative) but must be a member of a chartered or community profession (doctor, nurse, teacher, accountant, solicitor etc), member of clergy, member of the armed forces.

If your income is more than £75,000 you are more likely to be able to afford a property on the open market. If your income is less than £22,500 you are not likely to be able to afford to buy or maintain a London CLT home.

If your income is lower than £22,500 but you have substantial savings that will increase  your purchasing ability, please contact us to see if it is still worth you applying.
